Ring cameras are installed at the entrance of each unit monitoring 24/7, where occupancy limit is honored.

What are the benefit to me (the landlord) for allowing you to do Short-Term Rental at my property?We can understand you may be wary of this model. However, there are several valuable benefits to the landlord. Firstly, partnering with us will guarantee you long-term, consistent cash flow as all payments are set on autopay and backed against company earnings. Secondly, as opposed to most renters, we are a haste-free tenant and will limit our contact with you to emergencies. We take care of all the minor day to day issues. And thirdly, we are a tenant that will keep your property in for-sale condition, with our professional cleaning and maintenance staff.

Is short-term rental (STR) even legal at my property?If we have contacted you, you can rest assured that we have done our due diligence and have checked the latest county, city, and state regulations, and have verified that your property does not have any restrictions against short-term rentals.

How do you make money?In simple terms, we rent a property out at a long-term rate, furnish it, market it, find quality tenants, manage those tenants, and charge a slightly higher rate to do so. The difference in the long-term and short-term rate covers our business expenses and profit.

Couldn't I just do that myself?In theory, yes, you could. However, as with any business, there are ins-and-outs to managing short-term tenants. Additionally, there is hassle, expense, and risk. There are staff needed, extra insurances, etc. This is an operating business which takes time and energy to run and is not a passive model. Therefore, we take on the headache so you can reap the benefits of a passive cash-flowing investment.

What clientele do you normally rent to?We primarily rent to short and mid-term, corporate tenants. These include (but not limited to) traveling nurses, business corporate travelers, insurance estimators, business nomads, and others in this category.

How do you screen tenants?Tenants are screened using one of several services depending on the platform they book on. Once the tenant books with us, they are automatically sent an email which will require them to fill out a screening form and enter license information. The services we use will then run a criminal background check across multiple databases and relay this information back to us for approval or denial.

How do you prevent parties?We install noise detectors inside each unit which send an alert to our local support staff if the noise exceeds a certain decibel (db) level for a certain period of time. We also have Ring cameras on the exterior located at each door to verify that only the guest and limited numbers of persons are entering the property at any given time.

How do you keep my property safe?We use a combination of front door cameras, smart locks, and smoke/noise detectors to make sure only verified guests and cleaning personnel are allowed enter the property. Additionally every tenant signs a lease agreements for the duration of their stay which includes house rules.

What happens if my property is damaged?In addition to any security deposits, we hold renters insurance on each property which covers basic liability and valuables within the unit. We will also repair any minor damage to the interior of the unit cause by the tenant and not normally covered by the landlord.

How do you market the property?We utilize several online platforms which cater to our specific clientele. Examples of these platforms include Furnished Finder, VRBO, and others.

How long of a lease do you usually sign?We typically sign leases for 1-3 years, however, we may sign longer or shorter term lease depending on the specific deal and landlord willingness to grant concessions.

We have institutional knowledge of this market, and know how to operate effectively. We have a team of professional cleaners and handymen which will keep your property in top condition. Finally, we have an image to maintain as a reputable company, and are invested in your property doing well.

Is there any special documentation needed to do this?The only additional documentation required is a lease addendum stating that our company has permission from the landlord to do short-term subleasing at the property.
